OFFSHORE INVESTORS ARE BACK AND MORE MOTIVATED THAN EVER

Pre-pandemic, offshore investors were undoubtedly active in the Australian Commercial property market however, typically managed their assets from afar, remaining in their country of origin.

According to Kevin Tong, Asia practice partner for Stonebridge, this has changed post-pandemic, with many of the latest Asian investors planning to call Australia home. “Now that borders have opened up there’s a lot more capital flowing in and out of the country. A lot of these Asian groups are coming to invest in Australia because they’re planning to move the family here long-term” Mr Tong said.

Investors from south-east Asia were a major presence at a commercial property portfolio sale from Stonebridge Property Group. The highlight was a Coles supermarket in Lalor, Melbourne, selling at a yield of 2.98%, purchased by syndicate of Vietnamese investors for $13.77 million. The asset is leased to Coles until 2028 and sits on a large 3,300sqm block with development upside.
